Finding the right property

When you register your details with Heath Estates either by phone or online our system will automatically match you with suitable properties currently on our database. You will continue to receive property details by phone, email and text until you have found a suitable property or request removal from the system.

Viewings

Our opening hours are 9.30am-6.30pm Monday to Friday. Our Saturday opening hours are 10am to 5pm. You will always be accompanied by a member of staff, who can give advice and answer any questions you may have.

Tenancy term

The term of the Tenancy will be either 6 or 12 month initially. A longer term can be negotiated if required. Whichever term is agreed, tenants must understand that they cannot terminate the Tenancy before the end of the fixed term

Holding Fee

An application fee of £200.00 is payable to hold a property whilst references are taken. If your application does not complete, due to the landlord backing out; then the fee is fully refundable to you. However, should you decide to withdraw your application or successful references are not obtained, then a fee of £200.00 is charged for the time the property was off the market and our administration costs.

Tenancy Application

We are required to take up references on each prospective tenant. We use a credit referencing agency for this purpose. The administration fee for a tenancy application is £100.00 + VAT per person. Should the application require urgent processing, an additional £10.00 will be added. If we need to obtain references from overseas, a further £20.00 will be payable. Should the references
result in any of the prospective tenants requiring a guarantor, a further charge of £100.00 + VAT per guarantor reference will be made and the same additional charges apply as above.This administration fee also covers the tenant’s share of the cost of the Tenancy Agreement.

Deposit Monies and First Months Rent

The deposit will be one months rent plus the £200 paid to hold the property. The first month’s rent is payable in advance. Payment must be made by cleared funds i.e. debit card, bankers draft, building society cheque or cash. We cannot accept personal or company cheques.
If the property is managed by Heath Estates, the deposit that you have paid will be held by us and registered with The Tenants Deposit Scheme (TDS) who are one of the governments approved schemes. Where we are not managing the property, the Landlord will be passed the deposit for him/her to register with a government          approved scheme of their choice. Alternatively, the Landlord may decide to register the deposit in Heath Estates Scheme. We will be able to advise you of which is the case.

Main Services/Utilities.

Council tax, water rates and other domestic supplies are not included in the rent unless otherwise stated. It is the Tenants responsibility to register with all the relevant utility companies and organise payments.
