VALUATION

We are proud of our in-depth knowledge of the lettings market and current trends, and are best placed to advise you on the achievable value of your property. We can also advise you on presenting your property in the best possible way for viewings and are happy to provide suggestions concerning décor, furnishings and white goods.

TENANT FIND SERVICE (8%+Vat)

  • Market the property to find a suitable Tenant.
  • Accompany potential Tenant’s to property viewings.
  • Negotiate the terms of the tenancy and complete full credit referencing.
  • Prepare and discuss the contents of the tenancy agreement with the Tenant and write to you confirming the tenancy.
  • When agreement has been reached between the parties, we will collect one months’ rent in advance as well as a tenancy deposit in cleared funds.

  • Safety Inspections.
  • Rental protection cover.
  • Tenancy extensions.
  • The preparation and serving of appropriate notices

RENTAL COLLECTION SERVICE (10%+vat)

Incorporating the “Tenant Find” option, our “Rental Collection” service

Will also deal with all monetary elements of the let.

These include:-

  • Collection of rent.
  • Pursuit of late rental payments.
  • Rental statements.
  • Arranging for extension of the tenancy agreement or re-letting the property.
  • Advising on legal notices.

Optional extras include:-

  • Inventory preparation with a schedule of condition.
  • Authorised property visits.
  • Rent reviews.
  • Copy rental statements.

FULL MANAGEMENT SERVICE (13.5%+vat)

Incorporating both the “Tenant Find” and “Rental Collection” services, plus:-

  • Property inspections to highlight any maintenance issues, advise if the Tenant is looking after the property in a satisfactory manner and if necessary arrange any repairs.
  • Dealing with any deductions from/releasing deposits.
  • A full inventory will also be carried out at an additional charge.
  • The preparation and serving of appropriate notices.

This service is particularly popular with overseas Landlord’s or those who own a portfolio of properties.

THE REFERENCING PROCESS

Our vetting procedure is extremely thorough, so that we can provide you with first class tenants who will fully respect your property. As part of the process, previous landlord references, employment references and proof of earnings and adverse credit checks will all be obtained. We will also perform Right to Rent checks, ask for proof of identity and proof of address.

COMPLETION OF PAPERWORK AND TRANSFER OF INITIAL MONIES

Once referencing is completed we will we ask the tenants to pay the balance of funds and will set a date and time for them to sign the tenancy agreement. Once signed by all parties, a copy of the Agreement will be sent to you, along with copies of all relevant paperwork.

We will provide a detailed statement of all income and outgoings and any balance that may be remitted to you. If the property is managed by us we will register the deposit in our Government-approved deposit registration scheme (TDS), according to Government guidelines. Otherwise, we will forward the deposit for you to protect.

TENANT’S MOVE IN

On moving in day an independent inventory clerk will perform the check-in with the new tenants and agree the contents of the inventory if one was performed. We strongly recommend an inventory, as without one it is very difficult to successfully negotiate deductions from the security deposit if damage has been caused during the tenancy. The clerk will also take meter readings and photograph the sets of keys that are being given to the tenants.
